Essential steps and documents checklist for buying land in Tanzania.

1. Verify seller identity and ownership

Confirm the seller is the registered owner. Request certified copy of their title deed and identification.

2. Conduct title search at Land Registry

Visit the Ministry of Lands district office to verify the title deed is genuine and check for encumbrances.

3. Verify land survey and boundaries

Engage a licensed surveyor to verify plot boundaries and confirm the land matches the deed plan.

4. Check land use zoning

Confirm the land use designation (residential, commercial, industrial) with the municipal council planning department.

5. Verify tax compliance

Ensure land rent and property taxes are fully paid. Request the seller's tax clearance certificate.

6. Check for encumbrances and disputes

Search for any caveats, mortgages, court orders or boundary disputes registered against the property.

7. Check infrastructure access

Verify road access, water supply, electricity and drainage availability. Check road widening plans.

8. Prepare sale agreement

Engage a lawyer to draft or review the sale agreement. Include conditions precedent and payment terms.

9. Apply for consent to transfer

Submit application to Ministry of Lands for consent to transfer the property. Both parties must sign.

10. Pay stamp duty and taxes

Stamp duty is 1% of property value. Capital gains tax and withholding tax may apply. Obtain receipts.

11. Register transfer at Land Registry

Submit transfer documents to the Land Registry for registration. Collect new title deed in your name.

12. Update municipal council records

Notify the municipal council of the ownership change for property tax and planning records.
