Building Permit Application Checklist
Complete checklist of required documents and steps for building permit application in Tanzania.
1. Completed building permit application form
Obtain from the relevant municipal council planning department. Fill all sections accurately.
2. Certified copy of title deed or land allocation letter
Provide a certified copy showing lawful ownership of the land where construction is proposed.
3. Site plan (4 copies)
Prepared by a registered surveyor showing plot boundaries, access roads and neighbouring properties.
4. Architectural drawings (4 sets)
Prepared and signed by a registered architect. Include floor plans, elevations, sections and roof plan.
5. Structural drawings and calculations
Prepared and signed by a registered engineer. Include foundation plan, slab detailing and structural calculations.
6. Soil investigation report
Geotechnical report from a registered soils laboratory confirming bearing capacity for foundation design.
7. NEMC environmental clearance (where applicable)
For projects requiring EIA, include the NEMC certificate. Check if your project triggers EIA requirements.
8. Tax clearance certificate (valid)
Current tax clearance certificate from TRA for both applicant and contractor/supervising professional.
9. Proof of professional registration
Certificates of registration for the architect and engineer supervising the project design.
10. Proof of fee payment
Pay the building permit application fee and attach the official receipt to your application.
11. Planning committee approval (for larger projects)
Some projects require pre-approval from the town planning committee before formal application.
12. Site inspection preparation
Ensure the site is accessible, clearly marked with boundary beacons, and ready for inspection.
13. Public notice publication (if required)
Some municipalities require a public notice published in a local newspaper for larger developments.
14. Fire department approval (commercial buildings)
Commercial and high-occupancy buildings may require separate fire safety approval.
15. Zanzibar: Stone Town Conservation Authority (if applicable)
Projects in Stone Town heritage area require additional approval from the Conservation Authority.
